General Terms and Conditions (GTC)

Chickenhouse Algarve – ALICERCE LÓGICO, LDA

1. Scope of Application

These General Terms and Conditions apply to the rental and duration of stay of holiday apartments at Chickenhouse Algarve, operated by ALICERCE LÓGICO, LDA, Sitio Vale Pereiros No. 57–59, Vivenda Rosalisa, 8400-280 Ferragudo, Portugal (hereinafter referred to as the “Lessor”).

By completing a booking, the guest accepts these GTC as binding.

2. Subject of the Contract & Services

The scope of the contractual services is determined by the respective booking confirmation, the property description on the website, and supplementary information provided on site.

The apartments are rented exclusively for private holiday purposes. Any commercial use is strictly prohibited.

Check-in / Check-out

Check-in: from 3:00 PM
Check-out: until 11:00 AM

Deviations are only possible by prior agreement.

The apartment may only be occupied by the number of persons confirmed in the booking. In the event of exceeding this number, the lessor is entitled to terminate the rental agreement with immediate effect, without any right to a refund.

3. Rules of Use

  • Non-smoking apartments (smoking permitted only in designated outdoor areas)
  • Pets are not allowed
  • Quiet and respectful behavior towards neighbors is mandatory

In case of violations, the lessor reserves the right to take measures up to and including immediate termination of the rental agreement.

4. Prices & Services

All stated prices are final prices per apartment and include, unless expressly agreed otherwise:

  • Electricity, water, gas
  • Bed linen and towels
  • Final cleaning

Local taxes or tourist taxes, if legally levied, are not included in the rental price and may have to be paid separately.

For long-term stays, additional utility costs may be charged separately.

5. Payment Terms

Upon completion of the booking, a deposit of 40% of the total rental price is due.

The remaining balance (60%) must be paid 14 days prior to arrival.

For bookings made within 14 days prior to arrival, the total amount is due immediately.

Payments are made via the payment methods offered in the booking system.

6. Cancellation by the Guest

The guest may withdraw from the rental agreement at any time prior to arrival. The decisive factor is the time the cancellation is received by the lessor.

The following cancellation conditions apply:

  • up to 90 days before arrival: 20% of the rental price
  • up to 30 days before arrival: 50% of the rental price
  • from 30 days before arrival: 80% of the rental price
  • on the day of arrival or in case of no-show: 100% of the rental price

We expressly recommend taking out travel cancellation insurance.

7. Damages & Guest Liability

The guest is obliged to treat the apartment and its inventory with care.

Any damages must be reported to the lessor immediately.

The guest is liable for all damages caused by themselves or their fellow travelers. Settlement shall take place on site or subsequently on the basis of a damage report.

8. Warranty & Defect Notification

Any defects occurring during the stay must be reported immediately during the rental period so that remedial action can be taken.

Subsequent complaints can only be considered if the guest was prevented from timely notification through no fault of their own.

9. Limitation of Liability

The lessor is not liable for:

  • personal belongings of the guest
  • force majeure
  • short-term, unforeseeable failures of technical systems (e.g. water, electricity, internet), provided there is no gross negligence

10. Place of Jurisdiction & Applicable Law

Portuguese law shall apply exclusively.

The place of jurisdiction shall be Portugal, insofar as legally permissible.

11. Severability Clause

Should individual provisions of these GTC be wholly or partially invalid, the validity of the remaining provisions shall remain unaffected.
